We will advertise your property to give your property the broadest exposure on over XX of the top property rental sites. Our “virtual” walkthrough process is designed to show your property in best possible light and increase the number of potential candidates for your property.

We take applications with an application fee and process those applications in the order they are received.  During the process we verify income and check with previous landlords, employers, as well as, perform credit/background checks to ensure the best possible candidates for your property.

Our professionally reviewed and proven rental agreements will ensure you and your property are provided the best protection under Federal and Local laws. We will ensure the tenant get the utilities transferred in their name and will ensure the security deposit is in our escrow account – protecting your property.

We take a professional, diligent approach to collecting rents on time each and every month. Our expectations and procedures are made crystal clear to tenants prior to the signing of a lease. In addition, rent payments are quickly disbursed to you through electronic direct deposit or a standard check. We handle any late fees/penalties.

Using a detailed checklist we will do a move in walk-thru to verify the condition of the property and to address any problems When the tenant moves out, we will conduct a close-out walkthrough with the tenant. We will use our move-in walkthrough as the baseline to ensure you receive compensation for “above normal” wear and tear on your property.

We follow a proven and standard practice when it comes to late rent. After a short grace period (we file on the tenants as soon as we are legally allowed), we begin the paperwork on legal proceedings regardless of the situation or excuse. We are well versed in landlord-tenant laws and, when necessary we take swift and professional steps to ensure a smooth eviction process. We handle the entire eviction process, so you don’t have to.

We will manage your maintenance issue to help prevent costly repairs and we will take care of any potential problems with the property to minimize your expenses. Our licensed and experienced vendors can take care of any problem, large or small problem. Our maintenance staff is available 24 hours a day, seven days a week in order to protect your property and take care of your tenants.

You can get a full accounting of your year date income and expenses Online. Every month we will provide you a statement showing your rental income and expenses for each specific property. We also provide you with a 1099 at the end of the year, as required by law.
